LXL Stays – Guest Rules Summary

Welcome to LXL Stays.

To ensure a comfortable stay for you, our neighbours and future guests, please follow the rules below.

By staying with us, you agree to these rules and to the full Terms & Conditions of Stay.

House Rules

• No parties or events
• Keep noise to a respectful level at all times, particularly in the evenings
• Only the number of guests on the booking may stay overnight
• Visitors are allowed only with prior written approval
• No smoking or vaping indoors
• Smoking is permitted outside only
• Pets are allowed only if agreed in writing in advance
  

Noise Monitoring

This property is fitted with a Minut noise monitor which measures noise levels (decibels only — no audio recording).

• If noise exceeds acceptable levels, you may receive an alert
• Continued excessive noise may result in removal without refund
• Costs arising from noise complaints, call-outs or intervention may be charged to the lead guest, based on the reasonable cost incurred
  

Security & Safety

• External CCTV may be in use at entrances for safety and security
• Smart locks are used for access — please keep access codes secure
• Do not tamper with CCTV, noise monitors, fire alarms or safety equipment

Lost access, lock damage, or emergency call-outs caused by guest error may result in additional charges.

Cleanliness & Damage

Please leave the property in a reasonable condition.

The lead guest may be charged for:

• Damage to the property or contents
• Missing items
• Excessive cleaning
• Indoor smoking or vaping
• Waste not disposed of correctly

All charges reflect the reasonable cost incurred to resolve the issue.

Contractor Stays

We welcome contractor and work-related stays. Please:

• Remove work boots indoors
• Avoid loud tools or disruptive equipment
• Do not store hazardous materials

Any damage caused by tools or materials may be charged to the lead guest or company.

Check-In & Check-Out

• Check-in: from 3:00pm
• Check-out: by 11:00am

Late check-out must be approved in advance.

Unauthorised late check-out may result in additional charges.
